Kodiak Subdivision PlanProject Date: 2008 to 2009 Project DescriptionA private landowner on Kodiak Island hired Agnew::Beck to develop a conservation subdivision from a strategically located 121-acre landholding. This project proposed subdividing the property for sales of residential and commercial parcels with the goal of providing trails, protecting the Kalsin Creek corridor and retaining the area’s attractive landscape and historical feel as the cattle ranch it was in the 1950s. Through this project, Agnew::Beck gained insight into the region’s existing land use code and other development issues in rural Kodiak. The land’s historical importance drove the design of the conservation subdivision which reduces individual lot sizes but retained shared, open space. The site once served as headquarters of a major ranching operation, which, at one point, included more than 800 head of cattle. Evidence of these operations (hay fields, corrals, ranch buildings and equipment) still dot the acreage. After ranching, a lodge on the site offered horseback-riding for a decade until 1985. Since then, several portions of the site had been subdivided and sold. Agnew::Beck guided the project through public review process, culminating in approval by the Planning and Zoning Commission and Assembly. |
