Project Description

The Crow Creek Neighborhood project is based on the Girdwood Area Plan's recommendations for increased residential development in the Crow Creek area. The project area includes Heritage Land Bank lands on both sides of Crow Creek Road from California Creek to the USFS boundary. Of the approximately 1,100 acres in the planning area, 250 acres have been proposed for single family development, and 15-20 acres for multi-family residential development. Additional lands are designated in the "development reserve" category (as defined in the Girdwood Area Plan), and for open space and recreational use.

Agnew::Beck was hired to work with the community to develop a Crow Creek Neighborhood Land Use Plan. Initial planning steps included assembling an overview of past planning and projects in progress; compiling information regarding land use and market trends in Girdwood valley; and preparing a set of environmental maps and data on the Crow Creek Development Area. The project was developed with the assistance of an active Community Advisory Committee. An initial community workshop in September 2004 was carried out as a "workshop in the woods," with community members reviewing environmental maps, walking the site, and then reporting back their impressions about site opportunities and constraints. A second community workshop took place in early March to review the initial draft of the Plan and make recommendations for changes to its preliminary suggestions.

Based on data collected and community input, the Land Use Plan identifies locations for residential use and open space, develops strategies for affordable housing, sets guidelines for how development should occur, and works to synchronize the various infrastructure projects currently underway in Girdwood. The Plan has been approved by Girdwood’s Land Use Committee and by the Girdwood Board of Supervisors. It has also been reviewed and passed by the Planning and Zoning Commission.
